The first 24 hours, in the order they happen
The first day decides most of the cost. Water moves through a building faster than anyone expects, and it moves by capillary action into places nobody can see: under the pad, up the drywall paper, along the underside of a subfloor and into the sill plate. Every hour that water stays in a porous material, more of that material stops being dryable and starts being removable.
The call comes first. A person answers at any hour, takes the address and the cause, and a technician calls back with an arrival time for your street. On that call you get the short list of things worth doing before anyone arrives: shut the water off at the main if the source is a supply line, keep out of standing water anywhere near an outlet or a panel, photograph every room and every wet surface before a single item is moved, and lift what can be lifted off the floor.
On arrival the assessment comes before the equipment. The technician establishes where the water came from, how long it has been sitting, how far it has traveled and what it has touched, then assigns the category and the class. Moisture is mapped with a meter across the wet area and beyond it, because the edge of the wet area is almost never where the visible edge is. Only then does extraction start, and only after extraction does the drying equipment go down.
By the end of the first day the standing water is out, the unsalvageable material has been identified, the equipment is placed and the first set of readings is in the file. Nothing is closed up and nothing is called finished. The rest of the job is measurement.
Category 1, 2 and 3: how contaminated the water is
Category describes what is in the water, and it is the single most useful thing a homeowner can learn at two in the morning. The ANSI/IICRC S500 standard, the consensus standard for professional water damage restoration, sorts every loss into one of three categories, and the category governs what can be saved, what protective measures apply and how the file is written.
Category 1 is clean and sanitary water from a source that carried no contamination: a broken supply line, an overflowing tub with nothing in it, a burst water heater on the inlet side. Category 2, called gray water, carries enough contamination to cause illness if a person is exposed to it or drinks it. A washing machine discharge, a dishwasher overflow and a toilet overflow with no solids all sit here. Category 3, called black water, is grossly contaminated: sewage, a rising river, surface water that has run across ground before it reached the house.
Category is not fixed at the moment of the loss. Clean water that sits in a warm building degrades, and it degrades faster the longer it sits and the more it picks up on the way. A category 1 loss found on day three is not a category 1 loss any more. That is the reason the timing question matters more than the source question, and it is why the assessment is redone rather than assumed.
The category is written into the file on day one and it is the number the carrier reads first, because it explains every removal decision that follows it.
Class 1 to 4: how much material is wet
Class describes the drying problem rather than the contamination. Where category asks what is in the water, class asks how much of the room absorbed it and how hard that material will be to dry. It is the number that sets how much equipment goes into the room and how many days the equipment stays.
Class 1 is the smallest scope: the least amount of wet porous material, under about 5 percent of the combined floor, wall and ceiling area, with dense materials barely affected. Class 2 is a significant amount, roughly 5 to 40 percent of that area, which is the typical room where the carpet and pad are wet and moisture has wicked up the walls. Class 3 is the largest amount, more than about 40 percent, which is usually water that came from above and saturated the ceiling, the walls, the insulation and the floor. Class 4 is specialty drying, for materials that hold water tightly and give it up slowly: hardwood, plaster, concrete, masonry and dense structural timber.
The practical difference is time and equipment. A class 2 room is usually air movers and a dehumidifier sized to the space. A class 4 hardwood floor may need a low grain refrigerant or desiccant dehumidifier and a floor drying mat system, and it holds them longer, with the readings deciding when it stops.
A homeowner does not need to assign the class. Knowing that the number exists, and that the equipment count follows from it rather than from a price list, is what makes the drying plan legible when it is explained on site.
What is dried in place and what comes out
The removal decision follows the category, and it is the same decision on every job. Materials wet by category 1 water can usually be dried in place if they are reached quickly and the assembly can be opened enough to move air through it. Carpet pad and drywall wet by category 2 water usually come out, because the contamination is held in the porous material and drying it does not remove what is in it. In a category 3 loss, porous materials that the water touched are removed and discarded, which includes the carpet, the pad and porous subfloor material.
In place drying is a real technique with real limits, and the limits are written into the standard rather than invented by the contractor. A carpet dried in place over a wet pad is not dried at all. A wall dried from the outside face while the cavity insulation stays wet reads dry on the surface and fails a week later. Where the assembly cannot be reached, it is opened, and the opening is documented before it is made.
The material that comes out is photographed in place, measured, and recorded with the category that required its removal. That record is what stops a removal decision from looking arbitrary to an adjuster reading the file six weeks later.
The answer a homeowner wants is usually about the carpet, and it is worth stating plainly. Nobody can promise your carpet on the phone. What can be promised is that the decision is made on the category, the time the water sat and a meter reading, and that you are told which of those three decided it.
Drying by meter, not by calendar
Drying is finished when the material reaches its drying goal. The dry standard is the reading taken from unaffected material of the same type in the same building, and the drying goal is the target set from it on day one, at or within a few points of that reading. The job is not finished because a job of this size would usually be over by now, and it is not finished because the surface feels dry to a hand.
Monitoring points are fixed on the first day and read at the same places every day the project runs. Each reading set records the moisture content of the affected material along with the psychrometric conditions in the room: temperature, relative humidity, and the derived figures that show whether the dehumidification is removing water from the air rather than moving it around. Readings that stop falling mean the plan changes, either by adding equipment, by raising the temperature, or by opening an assembly that is holding water where the air cannot reach it.
The length of the job is sized to the wet material instead of being set on day one. Class 4 assemblies run longer, and a hardwood floor that cupped is measured rather than predicted. The log ends when the affected material matches the dry standard, and the last reading set is the one that closes the job.
The log is the reason a carrier can settle this work without an argument. It is also the reason a floor is not closed up wet, which is the failure that turns a water loss into a mold job.
Contents, and what a pack out means
Contents are handled on the same category rule as the structure. Hard, non porous items wet by category 1 or category 2 water are cleaned and dried in place wherever the room can support it. Porous contents wet by category 3 water are not salvaged, and upholstered furniture, mattresses and particle board furniture rarely survive a category 3 loss at all.
A pack out is the removal of contents from the affected area so the structure can be dried, with the items inventoried as they leave. It is not a separate product sold here and it is not a way to inflate a file. It happens when the room cannot be dried with the contents in it, or when the contents themselves need controlled drying that the wet room cannot provide.
Where contents move, they are listed, photographed and tracked, and the inventory goes into the same file as the structural readings. Where they stay, they are blocked up off the wet floor on foam or plastic so the floor can dry underneath them and the furniture leg does not stain the carpet.
Rugs are the one category that usually leaves the building. An area rug on a wet floor is lifted immediately, because a wet wool or silk rug left flat on a wet floor dyes the floor and destroys itself at the same time.
Mold prevention after water damage
Mold prevention is the reason the drying window is short. The EPA guidance is that water damaged areas and items should be dried within 24 to 48 hours to prevent mold growth, which is the urgency every restoration company claims, stated by a government source instead of a contractor.
The rule that follows from it is simple. Dry the material inside the window and there is usually no mold problem to remediate. Miss the window, or dry the surface while a cavity stays wet, and the water loss becomes a mold job with containment, negative air and a different standard.
The EPA is also clear on two things that homeowners get wrong. Chlorine bleach is not recommended as a routine practice in mold cleanup. And if the mold is cleaned up without fixing the water problem, the mold comes back. Both of those are stated on our mold pages as well, because a water loss that was never properly dried is the most common cause of the mold call that follows it.
Where growth is already visible when we arrive, the work moves to the mold standard rather than being dried through. A patch smaller than roughly ten square feet, about a three foot by three foot area, is within what the EPA says a homeowner can usually handle. Anything past that, or anything in an air handling system, is remediation.
What the carrier is looking for in the file
The carrier is looking for evidence that the loss was real, that the response was reasonable, and that the removal decisions had a basis. That evidence is a photograph set taken before anything moved, a category and class assignment, a moisture map, a daily reading log at fixed points, an inventory of what was removed and why, and a written estimate of the work.
The strongest single item in the file is a photograph that captures the moisture meter reading and the affected material in the same frame, so the reading can be verified without relying on the written log alone. That photograph is the reason a documented file survives an audit and an undocumented one does not.
Standard homeowner policies carry a duty to mitigate, which means the policyholder is expected to take reasonable steps to protect covered property from further damage, and reasonable costs incurred doing so are generally payable. Delay works against you, because a delay long enough to make the damage worse can be read as neglect rather than as loss.
Flood is the exception every North Jersey homeowner should know before they need it. Flood damage is excluded from almost every standard homeowners policy and is covered separately under a National Flood Insurance Program policy. A river that came up into a basement and a supply line that burst in the same basement are the same water on the floor and two entirely different insurance conversations.

The counties are covered from the same starting point: Passaic, Essex, Hudson, Union, Bergen and Morris. All work is performed at the property, because this is a service area business with no shop to visit and no drop off point.
What we do not do
We do not file, adjust or negotiate your insurance claim. Documenting a loss is restoration work. Adjusting a claim is regulated work performed by licensed adjusters, and any restoration company that offers to handle your claim for you is describing something it should not be doing.
We do not promise your carpet on the phone, quote a price before the material has been measured, or give an arrival time before a technician has looked at where they are starting from and where you are.
We do not perform plumbing repairs, roofing repairs or electrical work. Those are the source of the loss and they are fixed by the trade that owns them, usually before or alongside the drying. Where the source is not stopped, drying is postponed rather than started, because a building that is still taking on water cannot be dried.
We do not claim a state mold license, because New Jersey does not issue one. What is claimed is stated plainly on every page: IICRC certified, licensed and insured, family owned since 2010, EPA registered products described as safe around pets and children, a written estimate before any work begins and a 100 percent satisfaction guarantee.
