About our service in West Orange
The West Branch of the Rahway River rises at Crystal Lake here and runs down through the South Mountain Reservation, and the Second River starts on this ground before crossing Orange and East Orange toward the Passaic.
The township has four distinct parts and they were built in four different decades. The Valley and downtown are the oldest and densest. The First Mountain carries Victorian and Jazz Age houses. Pleasant Valley and Pleasantdale are postwar suburbs. The Second Mountain holds larger estates and professional campuses. Being at the top of the watershed does not mean being dry
Water that starts here has to leave here, and it leaves across the ground. A house on a slope takes water at the outside of the foundation, arriving at the cold joint where the wall meets the slab or through a window well that has filled. The signature is a wet band along the uphill wall with a dry floor in the middle of the room, which reads as a small problem and is not. The cavity behind that wall is wet to the height the water reached outside, so the readings are taken up the wall at marked points to the height the water stood outside.
Four housing eras, four drying schedules
Victorian and Jazz Age houses on the First Mountain are plaster on wood lath with hardwood over board subfloor, which the ANSI IICRC S500 standard treats as class 4 material because it holds water inside the assembly and gives it back over days. Postwar Pleasantdale houses are drywall over framing and dry considerably faster. Garden apartment buildings behave differently again, because a loss on an upper floor travels along the subfloor and drops into the unit below. The first question on the phone is which of those the address is, because it decides the equipment and the number of days.
Runoff off the reservation and what it carries
South Mountain Reservation covers around 2,000 acres above and beside the township, and heavy rain on that ground moves fast. Water reaching a house has crossed soil, road and drainage, which makes it category 3 grossly contaminated water under the S500 standard. Every porous material it touched is removed: carpet, pad, porous subfloor and the wet band of drywall.
That is a different conversation from the one about a failed supply line, which is category 1 clean water where much of the room survives. In a garden apartment or a two family house, the occupant who calls is often not the occupant with the leak. Water runs along the top of a subfloor to the nearest penetration and drops there, which can be a different unit and a different floor. The extent is mapped before any equipment is placed.
Each affected unit then gets its own photographs taken before anything moves, its own named monitoring points and its own dated readings, so an owner, a managing agent and more than one carrier can each read the part that concerns them. The business does not file, adjust or negotiate the claim.
Mold on the mountain, and the standard behind the work

New Jersey issues no state mold license, so IICRC certification is the credential that applies and nothing beyond it.
