The West Branch of the Rahway River rises at Crystal Lake here and runs down through the South Mountain Reservation, and the Second River starts on this ground before crossing Orange and East Orange toward the Passaic.

Being at the top of the watershed does not mean being dry

Postwar Pleasantdale houses are drywall over framing and dry considerably faster. Garden apartment buildings behave differently again, because a loss on an upper floor travels along the subfloor and drops into the unit below. The first question on the phone is which of those the address is, because it decides the equipment and the number of days.

Runoff off the reservation and what it carries

South Mountain Reservation covers around 2,000 acres above and beside the township, and heavy rain on that ground moves fast. Water reaching a house has crossed soil, road and drainage, which makes it category 3 grossly contaminated water under the S500 standard. Every porous material it touched is removed: carpet, pad, porous subfloor and the wet band of drywall.
