Water damage restoration and cleaning in Essex County

Four small waterways carry the rain off the slope and into the Passaic, and they are where the county floods. Newark sits at the mouth of the Passaic River where it opens into Newark Bay, on ground that was marsh before it was city. On 1 September 2021 the remnants of Hurricane Ida delivered the wettest day in the city's recorded history, 8.44 inches, and 23 people died across New Jersey. The East Ward rowhouses, the Forest Hill houses and the North Ward towers each failed differently in that storm, and each needed a different drying plan. A loss that reaches a basement in Bloomfield or East Orange is the same water arriving with less force, and it is planned against what Newark showed.

Old plaster is the reason a surface reading lies

Most of the housing between Newark and Montclair predates modern construction. Nineteenth century rowhouses in the Newark East Ward, Gilded Age houses and large apartment blocks in East Orange, and the Victorian and early twentieth century stock through Bloomfield and Montclair all share plaster on lath, deep wall cavities and stacked floors. Plaster feels dry to a hand and to a cheap surface meter long before the cavity behind it is dry. That is where mold is found weeks later, and it is why penetrating readings are taken at marked points and repeated daily instead of the wall being closed the moment the surface reads well.

New Jersey issues no state mold license, so the credential that can be stated is IICRC certification and adherence to S520, and nothing beyond it.

The Second and Third River corridor floods from the drain, not the bank

In most of Essex County the water does not arrive over a river bank in view of the house. It arrives up through the floor drain, in at the base of a foundation wall, or down a driveway into a walkout basement, because the storm system serving a small stream corridor is full. The distinction matters for the file, because that water has been in the drainage system and is not clean.

It also matters for what gets saved. A finished basement in Bloomfield or Nutley with carpet over pad on a concrete slab loses the pad in almost every case where the water was category 2 or worse, and keeps the slab, which dries well once the covering is off. The same basement finished in engineered wood over a sleeper system is a class 4 drying problem, because the assembly holds water in a place no air mover reaches without opening it.
