About our service in South Orange
This one has it down the middle, and the low lying parts of the village used to flood before the Army Corps of Engineers channel work of the mid 1970s.
That history is worth knowing for two reasons. It explains why the older properties along the channel were built and rebuilt the way they were, and it explains why a homeowner who has never seen water is not necessarily out of reach of it. Engineered channels move design storms. They do not move every storm, as the Rahway basin discovered in 2021, and a property protected by mid century engineering is protected against the rainfall assumptions of the mid twentieth century.
Every architectural style since the 1870s, in one village
South Orange holds Victorian, Tudor Revival, Colonial and ranch houses, built from the 1870s onward as it developed into a bedroom community. That range is the practical difficulty after a loss. Victorian and Tudor stock is plaster on wood lath with hardwood over board subfloor, which the ANSI IICRC S500 standard treats as class 4 specialty drying because the assembly holds water and releases it slowly. A ranch built ninety years later is drywall over framing and dries in a fraction of the time. Two houses on the same flooded street can be four days apart on the readings for no other reason.
What the 1970s channel work does and does not do
Channel improvements move water through a reach faster and raise the volume the channel can carry, which is why the low parts of the village stopped flooding routinely. What they cannot do is change the rainfall, and the Inland Flood Protection Rule adopted by the New Jersey Department of Environmental Protection on 17 July 2023 exists precisely because the historical rainfall assumptions built into older work no longer hold. It raised the design flood elevation for habitable first floors by two feet in fluvial areas and requires future rainfall projections in the calculation.
Old plaster, old floors, and the reading that ends the job
In a Victorian or Tudor house the surface is the least reliable thing in the room. Plaster feels dry to a hand and to a cheap surface meter while the keying and the stud bay behind it are still wet, and hardwood over board subfloor holds water between the layers where no air mover reaches it without help.
Named monitoring points are marked on the first visit and read daily, with a control point in an unaffected part of the same house. Air is driven under hardwood boards. A cupped floor is not sanded until it is dry to that standard, because boards flatten as they dry and a floor sanded early ends up crowned.
River water is category 3 whatever the channel does
When the East Branch does reach a property, the water has crossed ground and drainage, which makes it grossly contaminated under the S500 standard. Carpet, pad, porous subfloor and the wet band of drywall are removed, the structure is cleaned, and only then does the drying equipment go in.
Where the loss started inside the house instead, from a supply line or an appliance, the water is category 1 and much more of the room survives. The difference is explained at the door with the reason written on the estimate, because the same wet carpet treated two ways deserves an explanation before the material leaves.
What is written down and what is billed
Photographs before anything moves, the category and class on the first visit, an inventory of what was removed and why, and dated daily readings until they match the control. A copy goes to the homeowner, which matters in a village where houses change hands often and a buyer's surveyor will ask.
The business does not file, adjust or negotiate the claim. The estimate is free and written before work begins with no hidden fees, and the business is IICRC certified, licensed and insured and family owned since 2010. Carpet, rug and upholstery cleaning is done by the same technicians once the structure is dry, with EPA registered products described as safe around pets and children.

We saw that the doors to our closets were stuck, and later we found damage to the floor from water coming from an old pipe nearby. It was helpful that the repair experts talked about how materials can be affected over time by trapped humidity. The place where they dried things was clean and strangely quiet. Now the closet feels like it did before.

Leo and Christian did an outstanding job from start to finish. They gave thoughtful, honest advice about what was best for my home, offered a more than fair price, and handled the work with care. I’d absolutely recommend them to anyone in need of remediation services.

A washing machine overflow soaked the laundry area and nearby hallway. Their technicians responded quickly, extracting water and setting up drying systems within hours. Repairs were handled smoothly and matched perfectly with existing finishes. The space feels refreshed and secure again.

Frequently asked questions
Questions from South Orange customers
Question 1: The channel work was done decades ago. Am I safe from flooding?
Safer, not safe. Engineered channels move design storms and cannot change the rainfall, which is why the state adopted the Inland Flood Protection Rule in 2023 requiring flood elevation calculations to use future rainfall projections.
Question 2: Why is my Victorian house taking longer to dry than my neighbor's?
Because plaster on lath and hardwood over board subfloor are class 4 materials that hold water inside the assembly. A later ranch or colonial in drywall over framing dries in a fraction of the time.
Question 3: My hardwood floor has cupped. What now?
It is dried before anything else, with air driven under the boards and the moisture content measured against an unaffected part of the same floor. Sanding a wet floor leaves it crowned once it dries.
Question 4: Do I get a copy of the documentation?
Yes. The photographs, the category and class line, the inventory of what was removed and the dated readings all go to you as well as to your carrier.
