Morris County

Water damage restoration and cleaning in Chatham, NJ

Chatham is two municipalities that people speak of as one place. The borough seceded from the township in 1897, and both are covered here, because a homeowner ringing at two in the morning does not care which side of the line the house is on.

What we handle in Chatham

About our service in Chatham

The Passaic River forms the boundary between Summit in Union County and the Chatham side in Morris County, and it is a young river at this point, well above the wide slow channel that floods Paterson. It rises fast in a heavy rain and falls fast afterwards, so the pattern here is flash flooding. The street looks normal by morning while the pad, the base of the drywall and the wall cavity behind it are still wet, and the loss goes unreported until it smells.

Two municipalities, two housing patterns

The borough sections, Chatham Village, Haaside, the Manor Section, Manor Woods, Mansion Row, Mount Stanley, Upper Washington and Washington, hold the older and denser stock around the center. The township sections, Chatham Heights, Floral Hill, High Gate, Rolling Hill, The Highlands and Wickham Woods, are largely later hillside development on bigger lots. Older plaster assemblies dry slowly and need penetrating readings behind the surface; later drywall stock dries on a shorter and more predictable schedule. The assembly is confirmed at the property.

Hillside water finds the foundation

On the township hillsides the rain that falls above a house has to go somewhere, and in a long storm it reaches the foundation, the window well and the joint between slab and wall. That water has crossed ground and carries whatever was on it, so it is treated as contaminated until the assessment at the property says otherwise. It is also the loss most likely to be dismissed as damp, and dismissing it is how it turns into a mold complaint in the fall.

What the first hours decide

Standing water is extracted first, then contents are moved and inventoried, then the category and class are written down and photographed with the meter reading and the wall it came from in the same frame. Only after that does the equipment go in. Air movers placed over material that should have come out are the most common reason a job runs twice as long as it needed to.

A person answers at any hour and the technician who is dispatched calls back with an arrival time for your street. The Environmental Protection Agency asks for water damaged areas and items to be dried within 24 to 48 hours to prevent mold growth, and the call is taken at any hour.

Finished lower levels in a commuter town

A great many houses on both sides of the line have a finished lower level carrying a family room, an office, the laundry and the mechanical plant. When water reaches it, it reaches carpet, pad, drywall, insulation and stored property at once. Nobody should be standing in that water near a panel, an outlet or a connected appliance, and the power to the area is confirmed off before anyone goes down.

Drywall wicks upward from a wet floor, so the cut line is measured above the visible mark. Wet insulation behind it comes out, because it does not dry usefully in place and holds moisture against the framing. Paneling on furring hides a cavity that nothing on the surface will show, so it is opened and measured before it is called dry.

Mold, insurance and what is handed over

Where growth has started the work follows ANSI IICRC S520 with containment, negative air pressure and HEPA filtration, and post remediation verification is a written deliverable. New Jersey issues no state mold remediation license, so the credential that applies is IICRC certification and nothing beyond it. Products used in occupied houses are EPA registered and described as safe around pets and children.

Rising surface water is excluded from almost every standard homeowners policy and sits under a separate National Flood Insurance Program policy; a burst supply line inside the house is a different conversation. The loss is documented with photographs and dated moisture readings, so you have a complete file to give your insurer, and the business does not file, adjust or negotiate the claim. The estimate is free and written before work begins with no hidden fees.

Frequently asked questions

Questions from Chatham customers

Question 1: Do you cover the township as well as the borough?

Both. They are two municipalities and the same technicians serve them, which matters because the older borough center and the later township hillsides need different drying plans.

Question 2: The water was gone by morning. Is the house fine?

Probably not. Flash flooding drains from the street long before it leaves the pad, the base of the drywall and the wall cavity, so the call often comes in a day late and the water has moved a category by then.

Question 3: Water came in from the slope behind the house. Is that clean?

It is treated as contaminated until the assessment at the property says otherwise, because surface water carries whatever was on the ground it crossed.

Question 4: Will my policy cover the river?

Usually not. Rising surface water is excluded from a standard homeowners policy and sits under a separate National Flood Insurance Program policy. A burst supply line inside the house is a different conversation with your carrier.
