Clean water does not stay clean

Category 1 water degrades. Contact with building materials, with soil and with time turns it into category 2, and by around the third day the same loss that could have been dried in place needs material removed instead. Calling the same evening is what keeps a category 1 loss in category 1. The Environmental Protection Agency asks for water damaged areas and items to be dried within 24 to 48 hours to prevent mold growth, which is the outer edge of the same window.

The one exception to the inside story is ground water on a slope. On a hillside city the rain that falls above a house has to go somewhere, and in a long storm it finds the foundation, the window well and the joint between slab and wall. What a fast response saves

Architect designed houses and the assemblies inside them

The postwar building period here produced houses with a good deal of built in cabinetry, paneled walls and floor assemblies that are not always what they appear to be from the room. Anything laminate or engineered on a floating floor traps water underneath and reads dry on top, so it is opened and measured before it is called dry. Paneling on furring holds a cavity nobody sees.

Cupped hardwood is dried before it is touched, because boards flatten as they dry and a floor sanded while it is still wet ends up crowned. Air is driven under the boards, and the moisture content is measured against an unaffected part of the same floor.

The drying file goes to the homeowner: the photographs taken before anything moved, the category and class line, the named monitoring points and the dated readings at each of them. Where mold work was needed, remediation follows ANSI IICRC S520 with containment, negative air and HEPA filtration, and post remediation verification is provided in writing when the containment comes down, with the readings behind it.
