Which century a house belongs to decides how it dries.

That is not a detail. An eighteenth century timber frame with wide board floors, a Gilded Age house with plaster on wood lath and deep stud bays, and a postwar house with drywall over framing are three different drying problems with three different schedules, and the only reliable way to tell them apart is to look at the assembly itself. The borough earned the name Rose City from the rose growing industry the railroad made possible, and the same railroad is why the housing eras sit side by side.

Class 4 material sets the clock, not the calendar

Plaster, stone, wide board and solid timber hold water inside the assembly and give it back slowly, which the S500 standard classes as class 4 specialty drying. That work needs named monitoring points, penetrating readings taken behind the surface, and dehumidification sized to the volume. The equipment stays until the daily readings stop moving and match an unaffected part of the same building. A house of this age called dry on a surface reading is a house that produces a mold complaint six weeks later.

The historic center and what leaves it

In the Madison Civic Commercial Historic District and the older residential streets the removal decision is made carefully, because original material cannot be replaced with anything that matches. Plaster is cut to a measured line above the water mark and the cavity behind it dried. Trim comes off intact and goes back. Upholstery is cleaned to its own W, S, WS or X code and is normally dry within about four to eight hours. Carpet is usually walkable in about two hours and dry the same day where the water was clean, and the method is matched to the fiber before the wand touches it.

Where growth has started, remediation follows ANSI IICRC S520 and names the condition found: normal fungal ecology, settled spores and fragments, or actual growth. Containment, negative air pressure and HEPA filtration keep what is disturbed out of the rest of the house, and post remediation verification is provided in writing when the containment comes down, with the readings behind it. New Jersey issues no state mold remediation license, so the credential that applies is IICRC certification and nothing beyond it.
