What we handle in Montclair

About our service in Montclair

Water arrives here with a gradient behind it, and a Montclair basement is commonly wet on one wall and dry across the rest of the floor.

The named channels are the Third River itself, Toney's Brook, Nishuane Brook, Wigwam Brook, Pearl Brook and Yantacaw Brook. The housing they run past is the reason this is difficult work: large Victorian and early twentieth century houses through Upper Montclair, Watchung Plaza and the streets off Church Street, built in plaster on lath over deep cavities, with hardwood over board subfloor and stone or brick below. That construction hides water better than anything else in the service area.

A slow leak is the Montclair problem

The call that comes in from this township most often is not four inches of water in a basement. It is a stain on a ceiling, a warm smell in a closet, or a floorboard that has started to lift near a bathroom wall. Those are slow losses, running for weeks behind plaster from a supply line, a shower pan or a roof detail, and by the time anything is visible the cavity has been wet long enough for growth to start. The Environmental Protection Agency drying window of 24 to 48 hours closed a month ago. That job is a mold job as well as a water job and it is quoted as both.

Condition 1, 2 and 3, and which one you have

ANSI IICRC S520 defines three conditions and the difference between them decides the size of the work. Condition 1 is a normal fungal ecology for the building. Condition 2 is settled spores and fragments with no growth, which usually needs cleaning and a source fix. Condition 3 is actual growth, which needs containment, negative air, HEPA filtration and removal of the material that is growing. The condition found is named on the estimate with the evidence for it, so a condition 2 closet in Montclair is quoted as cleaning and a source fix.

Six brooks and a gradient

Water running downhill reaches a house at the outside of a foundation wall, not at the floor drain. It comes in at the cold joint where the wall meets the slab, through a window well that has filled, or at a below grade doorway. The signature is a wet band along the uphill wall with a dry floor in the middle of the room, which reads as a small problem and is not, because the cavity behind that wall is wet to the height the water reached outside.

Readings are therefore taken up the wall at marked points to the height the water reached, and the outside grade and the downspout discharge are looked at before anyone talks about waterproofing. A great many recurring Montclair basement problems are a gutter that ends four feet from the house.

Hardwood, plaster and class 4 drying

Hardwood over board subfloor and plaster on lath are both class 4 materials under the ANSI IICRC S500 standard, which means specialty drying: they hold water inside the assembly and release it slowly, so the equipment stays longer and the daily readings decide when it leaves. Air is driven under the boards, and the moisture content of the wood is measured against an unaffected part of the same floor.

A hardwood floor that has cupped is not sanded until it is dry to that standard. As the boards dry they flatten, so a floor sanded early ends up crowned and the repair costs more than the loss did. That sentence has saved more Montclair floors than any piece of equipment.

What is written down at the end

Post remediation verification is a written deliverable, and the drying file with its named monitoring points and dated readings goes to the homeowner. In a township where houses change hands often, that record is worth keeping with the deed.

New Jersey does not license mold remediators, so no company in Montclair can be state licensed for mold. This business is IICRC certified, works to S520 and says exactly that. The estimate is free and written before work begins with no hidden fees, and the business has been family owned since 2010.

Service area

Where in Montclair

The whole township is covered, from Upper Montclair and Watchung Plaza through the Church Street area to the South End and Frog Hollow. Carpet, rug and upholstery cleaning is offered here by the same IICRC certified technicians, and a wool rug lifted off a wet floor is dried fully before it goes back down.

Frequently asked questions

Questions from Montclair customers

Question 1: There is a stain on my ceiling and no obvious flood. Is that urgent?

Yes, more than it looks. A slow leak behind Montclair plaster has usually been running for weeks, which puts it well past the 24 to 48 hour drying window and makes it a mold job as well as a water job. It is quoted as both.

Question 2: My basement is wet along one wall only. Why?

That is hillside water arriving against the outside of the foundation. The cavity behind that wall is wet to the height the water reached outdoors, so readings are taken up the wall at marked points, and the grade and downspouts are checked before waterproofing is discussed.

Question 3: Should my cupped hardwood floor be sanded?

Not until it is dry. Boards flatten as they dry, so a floor sanded while still wet ends up crowned. Air is driven under the boards and the moisture content is measured against an unaffected part of the same floor first.

Question 4: How do I know the mold work is finished?

Post remediation verification is provided in writing, along with the drying file showing the named monitoring points and the dated readings. Work follows the ANSI IICRC S520 standard, and no state mold license is claimed because New Jersey issues none.
