The stock is the other half of the answer. Rutherford has a significant Victorian housing stock from its early decades and then a 1920s building boom in which most of the houses standing today went up. Where insulation has been wet it comes out, because wet fiberglass or mineral wool does not dry usefully in place and holds moisture against the framing.

The first day, in order

Standing water is extracted first. Contents are then moved and inventoried, and the category and class are written down and photographed with the meter reading and the wall it came from in the same frame. Only after that does equipment go in, because air movers placed over material that should have come out are the most common reason a job runs twice as long as it needed to.

Structural drying runs three to five days in most houses and is read daily with meters until the readings match an unaffected part of the same building. The equipment leaves on that measurement.

What the West End and the older streets need

In the Victorian stock the aim is to save original material where the readings allow it. A measured cut line above the water mark, with the cavity behind it dried, saves most of a plaster wall. Wide board and strip hardwood are dried with air driven underneath the boards, and a cupped floor is not sanded until the moisture content matches an unaffected part of the same floor, because boards flatten as they dry and a floor sanded early ends up crowned.

Trim and moldings come off carefully and go back, which is a small thing that matters a great deal to the people who chose these houses. Wood lath plaster in the Victorian streets and the rock lath of the 1920s boom hold water differently, so each is measured at a named point behind the finish before the wall is closed.

Where growth has started, remediation follows ANSI IICRC S520 and names the condition found: normal fungal ecology, settled spores and fragments, or actual growth.
